After 29 years my clients are officially homeowners again! In this deal we navigated through predicted future income as my clients were moving from out of state and would not start working until they arrived.

Since they have not owned a home in the last 3 years, they qualified as a First Time Homebuyers. This allowed them to only put 3% DOWN, additionally they qualified for a $1250 grant which we used to permanently buy-down their interest rate and credit towards their cash-to-close!

Very excited for them to be closer to their Grand Babies and in a much warmer place!

VA Realtors and Buyers!🇺🇸

The VA Funding Fee will officially be lowered on loans that close on or after April 7!

First use - 2.15% (previously 2.3%)

Subsequent use - 3.3% (previously 3.6%)

The Funding Fee is a fee charged to use the VA loan. It varies based off of down payment amount and how many times you have used it. This fee will now range from 1.25% 3.3% of the loan amount. It can be paid upfront or wrapped into the loan.

BONUS: If you receive a VA Disability Rating your Funding Fee is waived!
