🏡 Your house sells for $500,000. But how much do you actually KEEP?

A lot of homeowners focus on the selling price without thinking about what they'll walk away with.

💰 Here's a quick example:

🏠 Sale Price: $500,000
🏦 Mortgage Payoff: $250,000
📋 Commission (example 5%): $25,000
💵 Estimated Closing Costs: $7,500

✅ Estimated NET: $217,500

These are example numbers. Commissions are negotiable, and actual selling expenses vary.

Remember, it's not just about what your home SELLS for. It's about what you WALK AWAY with!

Spent some time in the kitchen getting my meals ready for the week.

For breakfast, I made a Smoky Chipotle Bacon Egg Bake. For lunch, Birria Bowls with rice, beans, and fresh homemade pico de gallo.

Nothing fancy, just good food and a little planning to make the busy week easier. Plus, I actually enjoy cooking.
