The latest data on US single-family housing starts shows an encouraging uptick—the strongest we've seen in five months—opening up more options for those looking to purchase new homes. However, single-family permits have dipped, which tells us that builders are moving quickly on current projects, but not as fast to line up what's next in the pipeline. Completed homes are down as well, which means ready-to-move-in inventory is tight. The broader trend also reflects a slowdown in larger multifamily projects.

From my experience managing transactions and guiding clients through both the mortgage and real estate process, these market shifts create a landscape where builders are turning to incentives and selective price reductions, providing buyers with more to consider. Financing guidance has become increasingly important as buyers navigate these choices. If you're looking at new construction, the near-term opportunities are strongest with homes already under way—this is where incentive packages can really make an impact when compared with outside loan options. As always, understanding your financing options and how they interact with builder incentives can make all the difference.

Even as mortgage originations have increased across purchases, refinances, and both primary and investment homes, it’s important to remember that higher lending activity doesn’t always mean it’s easier to get approved. Recent federal data makes this clear: while more people are applying, a higher credit-tightness measure shows many still aren’t securing those loans.

From my experience working with Florida buyers and investors, I know that every approval hinges on the full financial picture—credit history, income, debt load, assets, down payment, and thorough documentation. Preapproval can be a helpful first step, but final approval requires your numbers to check out and, often, the property itself will be carefully reviewed.

If you’re looking to boost your chances, I always recommend a proactive approach: review your credit, keep income and asset documentation organized, monitor your monthly debts, and avoid making any big financial changes while you’re in underwriting. A little preparation goes a long way in today’s lending environment.

How to Buy a Foreclosed Home
Thinking about purchasing a foreclosed property? With foreclosure filings up 21%, the inventory of these homes has expanded, offering more opportunities for buyers. You can acquire a foreclosed home through several pathways: short sale, auction, or a bank-owned purchase. In my two decades navigating Florida’s real estate and mortgage landscape—working with all types of buyers and sellers—I’ve seen how crucial it is to have your loan preapproval ready, especially when you’re competing with cash buyers. Remember, these sales are usually 'as is,' so inspections may be limited, and if you’re bidding at auction, buyer premiums can apply. My background managing transactions and guiding clients through the complexities of distressed properties helps ensure you’re well-prepared for each step of the process.

How mortgage preapproval works and why it matters before buying a home
With over two decades navigating Florida’s real estate and mortgage landscape, I’ve seen firsthand how crucial mortgage preapproval is before you begin your home search. Preapproval isn’t just a formality—it’s confirmation that you qualify to borrow a set amount, based on your credit, income, debt, and assets. This step adds real weight to your offer, can speed up the buying process, and shows sellers you’re serious. Typically, preapproval is valid for 30-60 days and requires you to provide documentation and undergo a hard credit check. While it’s not a final loan guarantee, it puts you in a stronger position from day one. As someone who’s worked across all sides of the transaction, I always advise clients to make this their first step—it’s a move that makes everything else smoother.

Many buyers focus on the big numbers—down payments, closing costs, moving expenses—but it’s those first-year ownership costs that often surprise most. Having worked in Florida real estate and mortgage lending for over two decades, I’ve seen how crucial it is to budget for the less obvious expenses that come after you get the keys. New construction homes, for example, average $26,900 in post-purchase expenses their first year, compared to $18,700 for existing homes. Appliances and equipment alone can run $4,300 in new builds and $3,700 in existing homes, while home furnishings often add up quickly—$8,300 on average for new builds and $3,900 for existing properties, especially for buyers settling into more space. Alterations and repairs are the largest cost category, with new homes averaging $14,300 and existing homes $11,100 in that first year. My experience has taught me the value of planning ahead for these often-overlooked expenses—a smart strategy to keep your budget secure as you settle into your new home.

As someone who’s been guiding Florida homeowners and buyers through mortgage decisions for two decades, I’ve seen just how many people are choosing to pay off their mortgages faster—about 1 in 4, in fact, have made extra principal payments over the last five years. This trend says a lot about how folks are thinking about debt in today’s environment.

But not every strategy fits every loan. If your mortgage rate is locked in below 4%, putting extra money toward that balance might not be as beneficial—especially when other debts, like credit cards or personal loans, are eating away at your finances at much higher rates. For those with rates above 6%, however, making extra principal payments can really start to make a noticeable difference in your overall financial picture.

When clients ask about paying down their mortgage quicker, I typically walk them through three main routes: adding to your monthly principal, making a lump sum payment and requesting a recast to lower your monthly bill, or refinancing into a shorter term. Given that today’s 30-year fixed rates are hovering near 7%, refinancing isn’t as attractive as it once was, so incremental monthly payments can be a straightforward and effective approach right now.

Every homeowner’s situation is unique, and with the right strategy, you can make your mortgage work for your long-term goals.
