LTV - loan to value: this is the percentage of the home value you’re borrowing. The higher, the LTV, the lower your down payment.

DTI - debt income ratio: this tells us how much your monthly income goes towards debt payments and helps determine how much home you may qualify for.

PITI - principal interest, taxes and insurance: this is your total monthly mortgage payment not just the loan payment. This includes the principal, interest, property, taxes, and insurance.

A 70-year-old woman from Texas has invested $150,000 of her retirement savings to create a charming tiny-home village specifically tailored for older women in search of affordable, community-oriented living.

Named “The Bird’s Nest” and located in Cumby, the project features compact homes available for rent at approximately $450 per month. It provides a much-needed alternative for women in their 60s, 70s, and 80s who wish to preserve their independence while avoiding the loneliness that often accompanies aging. Residents live in close proximity, sharing meals, assisting one another with daily errands, and offering mutual support in everyday life.
