✨A great meeting of the minds with yours truly, a loan officer, Dee- a real estate agent, and Sandra- Title BDM, coming together to connect, collaborate, and find ways to better serve our clients.



On the way out of the office my phone rang and it was my OG girl, Casey on the other line. What a fun surprise to run into another amazing agent while we were out!

Sometimes the best connections happen when you least expect them.

I see this all the time and I’m sure my fellow loan officer can attest to this as well.

People assume they don’t qualify because of their credit, their income, their down payment or whatever reason.

But here’s the thing- you will literally never know until you actually talk to someone and take the first step.

Don’t spend another six months or another couple of years wondering, “could I actually buy a house?”

Pick up the phone and let’s look at your actual situation. Because sometimes the answer is not yet but sometimes the answer is yes, right now!

Housing shortage, or an affordability crisis? 👀

According to the latest US Census Bureau data- July housing starts were down 13.5% from July 2025 while single-family housing starts were down 9.9% from June. Building permits, however, actually increased 5% from June.

So maybe the conversation isn’t simply we don’t have enough houses and maybe it’s we don’t have enough homes that people can actually afford and those are two very different problems.

Curious about buying land?!

These are some financing options worth knowing about:

- One option allows you to purchase the land and hold it with 660+ FICO, 35% down, 20yr financing and NO balloon payment. Even better? SSN or ITIN borrowers may qualify, subject to program guidelines.

- Option 2: A OTC (one time close) construction loan can finance the land, plus the construction of your new home in one loan, rather than financing them separately. 10% down with a 680 FICO or 5% down with a 740 FICO. Owner occupied.

🏡 Bonus nugget:

FHA OTC financing can also be a possibility for eligible land + construction projects depending on the property and program requirements. This property isn’t being represented as an FHH offering but it’s something worth knowing about if you’re looking to build.
