But not qualifying today doesn’t mean you’ll never qualify.

Sometimes, you just need to know what’s standing in your way and what you need to do about it.

The last few days before closing can be busy.

Your lender may need new documents, updated bank statements, or a quick signature. If you are traveling, this can cause delays.

Wait until after you get the keys before taking that trip.

One of the biggest mistakes homebuyers make is taking on new debt during the mortgage process.

That new car payment can affect your debt-to-income ratio, your credit score, and in some cases, even your loan approval.

Until you’ve signed the final paperwork and the keys are in your hand:

• Don’t finance a car
• Don’t open new credit cards
• Don’t take out personal loans
• Don’t make large, unexplained purchases

What Is the 28% Rule?

The 28% rule can help you set a home budget.

It says your total monthly housing payment should be no more than 28% of your monthly income before taxes.

This payment may include:

• HOA fees
