Every time someone entrusts me to assist with getting their mortgage, it never ceases to humble me. Today marks the culmination of 7 months of searching, number crunching, writing pre-qualifications, and having offers rejected.

But my client Tylar Elin, and Realtor-Extraordinaire Mystery House Real Estate with Jennifer Wi******er and I didn't give up.

We kept trying. And this afternoon, we signed the final contracts. Tomorrow the purchase will record and Tylar will get the keys to their new home.

I'm grateful for the trust both Tylar and Jennifer have placed in me, and I'm really proud to be a part of Tylar's story.

With recent policy changes happening at the federal level, I want to draw the attention of anyone whose student loans are currently in forbearance or otherwise not being repaid. The Biden/COVID-era programs that put loans in forbearance, and also that capped the number of years before forgiveness, and allow income-based repayments have been removed. Although no one has done anything wrong, with the removal of these programs, student loans are now going to be requiring payments resume.

*As of April 1 2025* if a loan shows 90 days or more late, you will be reported to the credit bureaus for the first time in five years. This could tank a person's credit score easily, so if you are relying on your credit score for anything coming up, such as a mortgage, auto loan, new credit card, Care Credit to take your dog to the vet, new rental application, you could be significantly affected.

Please, take care of yourselves. Don't ignore any notices you're receiving about your student loans.

Happy Saturday, friends! We're enjoying this gorgeous weather with a fire going in the backyard and kids playing. My wife was opening up some mail and pulled this out and showed it to me. It's an ad from our own mortgage servicer - you've probably gotten something similar, if you own a home.

This ad is a bit misleading! It sounds like you'll be able to take advantage of the equity in your home while keeping your same interest rate. The product they're offering though is a Home Equity Loan, which is a second mortgage and carries MUCH higher interest rates than your original mortgage.

A home equity loan absolutely has its place and can be a great tool! But be sure to read the fine print on mailers like this one.

The Federal Reserve just announced a half-point reduction in the federal funds interest rate! This is the first rate cut since 2020.

But what does it mean for mortgage rates? First, it's important to understand that the federal funds interest rate is only one part of what determines mortgage rates. They are also affected by the stocks and bonds markets, the 10-year treasury, and other economic factors.

The great news is that mortgage interest rates ARE on the decline! I would love to have a chat with you about what it would cost to purchase a home, or to look at refinancing an existing mortgage that maybe you got in 2022 or 2023 to lower your payment.

Most folks these days appreciate getting pre-qualified and talking about loan options via email, or even text messaging.

Today though, I had the honor of meeting a man with a hearing aid who struggles with talking on the phone and prefers less technology, not more.

He's also a working handyman and had time to meet me at lunch between jobs, so I packed up my 2 year old and we met John at Los Betos to talk mortgages and eat burritos.
