I wanted to congratulate first time home buyer, Matt Creevey on his condo purchase in Langhorne PA. Also wanted to thank Elizabeth Thompson, Brian Gunn, Melanie Fritz, and Janet Molina-Berlanga for their hard work on this. Liz, Brian, and Melanie are an excellent team and I can't recommend them enough for any real estate needs and Janet is my processor extraordinaire who does all of the hard work behind the scenes to close loans for our buyers.

I've been seeing a lot of my friends on facebook talking about property tax increases. Please make sure that you're signed up for the Philadelphia Homestead Exemption. It could save you $1399/year off of your tax bill and you only ever have to sign up once. Also, there are other tax savings programs and a link to appeal your assessment. Please take advantage of these.

Rates, due dates, discounts, and exemptions for the City's Real Estate Tax, which must be paid by owners of property in Philadelphia.

I wanted to share a little story after coming across this post from a former client of mine. About 5 years ago I decided to start taking on a different kind of client. I just wanted to congratulate my guy Luis Alarcon on buying his first home. I got a chance to meet his kids William, Camilla, Elsa, and Juliana and they were a lot of fun. Lilliana Rodriguez did an amazing job getting this one done and providing translation services when we had to talk about high level things on his to help Luis get approved. And even cooler, Luis is the first person in his family to buy a home in the US! I also have to give a shoutout to him as a small business owner. He owns his own tree removal service called Bucks Tree Care & Landscaping Inc. This was one of those chicken soup for the soul purchases. Also wanted to thank Carolyn Phillips for making this one as smooth as possible from the listing side. Great job all around!

Here's some good economic news - the inflation report came in today and it was lower than expected. https://finance.yahoo.com/news/inflation-pressures-ease-across-the-board-in-may-123413252.html

What does this mean? Well, not much immediately. You may see your credit card interest rates slightly decrease, mortgage rates will also decrease a tiny bit. Cost at the supermarket will start to stabilize but don't expect significant cost reductions anywhere.

In the medium term (3-6 months,) if inflation continues to cool off, you'll see interest rates trend downwards but not significantly. Your grocery bill may even fall a bit as a handful of grocers have announced price reductions and maybe that trend will continue. Housing prices/rents will stabilize a bit and maybe this will encourage people to sell their homes who have been in a waiting pattern.

So while this is good news, don't go dancing in the street just yet. Continue to budget wisely, save your money when possible, and don't spend frivolously.
