Myth: Waiting for rates to drop guarantees a better deal.
Fact: When rates decrease, more buyers are likely to enter the market, increasing competition and potentially driving up home prices and leading to bidding wars. Buyers can "date the rate and marry the house," meaning they can buy when they find the right home and refinance later if rates drop, but they can't go back and renegotiate a lower purchase price.
