Just funded this 3-bed, 2-bath pool home in Howell Estates in Winter Park — and this one is basically a blank canvas.

The borrowers are converting it into a 4-bed, 2-bath, roughly 2,000 sq. ft. pool home, and pretty much everything needs attention: framing, drywall, layout, finishes… all of it.

But sometimes that’s exactly what you want.

When you’re already taking a property down this far, you get the opportunity to rebuild the layout around what today’s buyer actually wants instead of trying to work around somebody else’s outdated decisions.

Now the goal is simple: turn the vision into a great finished product — and hopefully a profitable deal for the borrowers.

Research cited from Compass International Holdings suggests that simply holding an open house during the first week can increase the chance of selling within 30 days by 17 percentage points — a reported 36% jump.

And for real estate investors, speed matters.

Every additional week your flip sits on the market can mean more interest, insurance, taxes, utilities, and other holding costs cutting into your return.

That’s why Alex Bogumil of Capital Fundings recommends looking for a Realtor who holds open houses, stages and markets properties properly, understands the neighborhood, and has a proven track record.

The takeaway: Don’t hire an agent who just lists your property. Hire one who actively works to sell it.

1️⃣ Celebration — 34747 — 26

For context, we’re using 30 as the dividing line: below 30 points toward a buyer’s market, while above 30 points toward a seller’s market.

And a 26? I haven’t seen scores get that low before.

Does that automatically make these bad investments? No. But if you’re buying a property to flip, these are numbers you definitely want to know before you write the check.
