We start with, “What payment actually feels comfortable for you?”

Then we look at the bigger picture.

What will your complete monthly payment include?

And how much money would you realistically need to get all the way through closing?

Most loan officers don't go to the signing.

I do.

Last night we signed loan documents at a restaurant patio. The notary ordered himself a full meal. We had drinks. Nobody was rushing. Nobody was anxious.

That's the part I'm most proud of. Not just that it happened, but why it happened. These buyers understood every page before it was put in front of them. The process had been explained. The numbers had been reviewed. By the time we sat down last night, there was nothing left to be nervous about.

Shawn Hill negotiated $8,500 in seller credits toward their closing costs and pushed for an early close date. For first-time buyers, that changes everything at the closing table. My job is to have the file clean enough that a realtor like Shawn can do that work without the lender slowing things down.

Last night everything moved the way it was supposed to.

They held up a sign that said "I'm in the club" and they meant every word of it.

What is Homes for Heroes and how does it actually work?

It is a nationwide program that gives real cash rewards back to military members, veterans, firefighters, law enforcement officers, healthcare workers, and teachers when they buy or sell a home. The reward comes from the real estate agent and the lender at closing. No gimmicks. No strings.

Escrow is one of those mortgage words that gets used in two completely different ways.

“We opened escrow” (the home purchase timeline at the title company).

“Your escrow account” (the monthly impound bucket for taxes and insurance).

Most buyers only hear the word, not the definition. Then a letter shows up later about an escrow adjustment and it feels like a surprise bill.

Here is the clean way to think about it:
If you are impounded, you are making one monthly payment, and part of that payment is being set aside for property taxes and homeowners insurance. The money is still yours, it is just earmarked for those bills.

If you want, comment ESCROW and I will send you a quick checklist of what changes escrow, and what does not.

Every pre-approval tells its own story.

Some letters look fine on the surface, but the real strength shows up when the offer hits the table. That’s where my work starts — checking the details, catching what others ignore, and making sure my clients walk in with confidence instead of stress.
