When we trim out a room like this with so many various trim assemblies, caulk is a must! There are over a dozen various trim types to make up the base trim, wainscoting, scribe pieces, chair rail, window and door assemblies and box beam assemblies. We like to use the M-18 Milwaukee caulk and adhesive gun while doing this much caulking. This tool not only helps to avoid repetitive motion and muscle fatigue, but it keeps a constant stream of caulk as you are working. The tool has a low power draw, so we can use a lightweight 2.0 AH battery to power the tool all day long, all while saving damaging repetitive motions! We are excited to put the finishing touches on this house and list it for sale soon!

Lots of hard work has gone into this house so far! We have new windows, new HVAC, yard cleanup, trash has been removed, demo is done and we have done so much drywall work! Next up - trim, crown molding, door and window casings! This house will begin to really take shape when the trim package is installed!

So many things going on here, but most noticeable? No more odor at all at this house! So many people wonder how we remove odor. In this case, removing contaminated items and tons of cleaning really helped - but our secret weapon? Hydrogen peroxide! Hydrogen peroxide was initially discovered in 1818 and has so many purposes. Peroxide is used in toothpaste, laundry detergent, hair color products, and even has some medicinal uses. In so many cases, odor is caused by microorganisms such as bacteria. Peroxide is extremely effective in neutralizing bacteria and other microorganisms, and did an incredible job for us at this house. We still have a little hardwood repair to do, but using peroxide also as an oxidizer helped to pull stains from so many floor stains giving it quite a bit of luster and revealing a ton of life left in these floors. We are already substantially complete with demo and deodorization, and we are well underway into MEP rough in with an eye to reconstruction. We are so excited to bring this beautiful Prairie Village home back to life!

Busy day today! We are installing new windows, removing and replacing bathroom subfloors after tile demo and we also have drywall starting to be installed! This will be a big week. Let’s go!!!

Answer from yesterday! The device on the wall is a “Remotair Room Conditioner” - it is an air conditioner! This was a ‘50s version of a ductless mini-split. I’m actually impressed at the condition of this unit! This device is 65 years old, and you can still read it as if it is almost new. They actually still exist today, but of course have been upgraded over the years. These are actually pretty efficient devices and are great for aiding in the cooling a room, although the initial expense of installation makes them cost prohibitive for many buyers. This house had all the bells and whistles when it was new! We are replacing the whole home air conditioner (among so many other items), so the new owners will be able to enjoy high efficiency modern devices throughout the entire home!
