Before you wire money on a deal… read this ⚠️
I almost wired $20,000 for an earnest money deposit this weekend—and it could have been a big mistake.
Something just didn’t feel right, so I started digging 🔍
The seller didn’t match public records.
I was told there was a power of attorney—but nothing was provided.
The “lender” and seller looked like the same person.
The title company couldn’t be verified (no real address).
And I was told State Farm was the underwriter… which made zero sense 🚩
When I pushed for proper documentation and asked for funds to be secured in escrow first, the borrower told me he was “getting ready to wire the money.”
But as I continued verifying the attorney and title company on my own… everything went silent.
That’s when I knew—it wasn’t real.
This is exactly why I always say: it’s not just about the deal, it’s about the borrower and the structure.
If you’re sending money without verifying:
– title
– attorney
– ownership
– and deal structure
you’re taking a huge risk ⚠️
I’d rather walk away from a deal than lose money on the wrong one.
Stay careful out there—there’s a lot of noise, but not everything is real.
