Starting 11/18/23, buyers can purchase a 2-4 unit primary residence home with only 5% down. Currently, as owner occupied requires 15% down for 2 units and 25% for 3-4 units.

These are the most common questions we are hearing today:
* Is this the right time to buy?
* Is the market going to crash?
* Should I wait for mortgage rates to drop?

Let’s look at the home appreciation history since 1941:
People think that because prices have gone up in 2020 and 2021 by a large amount, there must be a drop.
But we’ve had periods like this before:
* 1943 through 1947 – home prices up 118%
After that, home prices went up for 43 more years without a drop.
* 1974 through 1979 – home prices up 93%
After that, home prices went up 10 years before going down only 1% in 1990. Then another 14 consecutive positive years
* Everyone focuses on 2007 through 2011, what happened?
Inventory – 4M in 2007 versus 1.08M today (almost 25% of 2007 inventory). Much different lending standards than today (almost anyone can get a home loan)

What will happen when the rate goes down?
* More buyers will jump to the market, making the market more competitive.
* You are married to the home but not to the rate. You will refinance the rate when the rate goes down.

In conclusion, we can’t time the market, but the best time to buy a home is when you are financially ready!

What Could a Recession Mean for the Housing Market?

The International Monetary Fund, or IMF, recently issued a warning that one-third of the global economy will be in a recession this year. While the U.S. may or may not be in a recession as of now, we have seen several recessionary indicators, including a deeply inverted yield curve, declining leading economic indicators, and two consecutive negative quarters of GDP.

When people hear the word recession, they may think that home prices are likely to decline. But history shows us that home values have done very well during and after 8 of the past 9 recessions. In fact, recessions have often proven to be a good buying opportunity.

The Federal Reserve raised short-term interest rates today by 0.50%, bringing benchmark interest rates to the highest level since 2007 while suggesting more rate hikes are coming in 2023.
Wednesday's move brings the Fed funds rate to a range of 4.25%. The Fed said that ongoing rate hikes will be appropriate and raised their 2023 funds rate outlook from 4.6% to 5.1%.
