Congratulations to our First-Time Homebuyers celebrating their new Home Sweet Home 🫶

One of my favorite moments of this one was hearing this couple talk about their plans for after closing: Decorating their new home for the fall, wondering whether they’ll have trick-or-treaters, and getting caught up in all the exciting unknowns that come with a new home and a new chapter.

There are many parts of this job that, quite frankly, can be exhausting. Navigating uncertainty, working through the inevitable twists and turns, and putting in hours and days of work that can sometimes go unrecognized.

But then there are times like this one where you think, “Wow - I just got to be a part of that moment.”

A huge Thank You to Natasha Hernandez as we kick off the month with two back-to-back closings together. Grateful for the opportunity to work together and to be a part of the great work she does for families.

Thank you as well to Fernando Albarracin, Joseph Ross, Joshua Gilman and my team at for their time, efforts, and roles in making this happen.

Happy Closing to our new Homeowners! 🔑

Having this family officially settle into their new home is the biggest win but a quick story on this one that highlights just how important it is to have the right team behind you.

At the beginning of August, Condo financing guidelines changed, creating new reserve requirements that have unfortunately caused some buyers to run into major roadblocks - some even having to walk away from their home purchases after already signing contracts and investing time and money into these homes.

We almost ran into that situation here but with persistence, communication, problem-solving, and cooperation between both sides and the HOA, we found a way to make it work, and got this family into their new home with no delays!

A huge thank you to Natasha Hernandez of the HomeVision Team at Keller Williams Realty for her absolute dedication and support through every single moment of this process.

Thank you to Tracey Daniels and her team for making things happen quickly when we needed it most, Anthony Bommarito of Coldwell Banker Realty, Bill Scofield on the seller’s side, Eliud with Vital and PLI Management for working with us to get this across the finish line.

This one was Absolutely a team effort and such a great reminder that when challenges come up, having people who are willing to communicate, collaborate, and find solutions can make ALL the difference.

What does a Loan Officer actually do? 🤷🏻‍♀️

I could probably make hundreds of slides on this, but this is about as basic as it gets.

There are so many details that go into getting someone from “I want to buy a home” to “I got the keys!” 🔑

Think of your Loan Officer as your guide through it all. My job isn’t just to get you a loan - it’s to help you understand the route, work through the roadblocks, weigh your options, and have someone in your corner during one of life's biggest financial moments.

My job is to get you to the closing table, but the real service is in everything that happens along the way to help you secure your Home Sweet Home. 🏡

I was talking with two realtors this morning, and both shared something that I had to make sure I shared with others!

Their clients were hesitant to even start the pre-approval process because they weren’t planning to buy just yet, and they didn’t want a hard credit inquiry.

I thought to myself, "Oh no! How many others might be thinking this!? 😱"

Yes, a hard credit pull is often part of the mortgage process, but it is not always necessary to begin the pre-approval conversation. This is where I'd like to introduce you to the Soft Credit Pull. 🌟

A soft credit pull allows us to get a good estimate of your credit score while also giving us a clear picture of your current liabilities. With this information, here's what you can learn:

• Where your credit currently stands
• Whether there are opportunities to improve your score
• Which debts may need to be paid down
• Which liabilities may be excluded from qualifying
• How your debt-to-income ratio impacts your buying power

The goal of your pre-approval is, of course, to confirm your loan eligibility, but also to educate you, build a plan, and ensure that, when you're ready, you're in the strongest possible position.

Education is Key! The sooner you understand where you stand, the easier - and often less stressful - your homebuying journey will be.
