Some of the most important changes in mortgage lending don’t arrive with much fanfare—but they can still affect a transaction.

Fannie Mae and Freddie Mac are transitioning to UAD 3.6, a major redesign of the residential appraisal report. Beginning November 2, 2026, it will be required for appraisal reports submitted on loans sold to either agency.

What does this mean for Realtors, buyers and sellers?

✅ Property information will be documented more consistently.
✅ Square-footage discrepancies and converted or non-permitted living areas may receive greater scrutiny.
✅ Accurate MLS information and documentation of improvements will become even more important.
✅ Appraisal timelines should leave enough time to address questions or a low valuation.

Borrowers also have a formal Reconsideration of Value process if an appraisal appears inaccurate or unsupported. That process must be handled through the lender—not by contacting the appraiser directly.

My advice to Realtor partners: review property details carefully, document significant improvements and involve your lender early when a property has unusual features.

My job isn’t simply to quote a rate. It’s to anticipate potential problems, communicate clearly and help keep your transaction moving toward closing.

REAL ESTATE AGENTS: Do you ever have buyers who seem excited… until suddenly they disappear?
You show them homes. You invest your time. They tell you they’re ready.
Then they stall.
They can’t take the next step. They stop responding. Or they completely ghost you.
I’ve seen it too.
And if this happens consistently, I’d encourage you to take a hard look at the pre-approval process your lending partners are putting your buyers through.
When mortgage rates were 2–3%, the old way worked.
Fill out an online application.
Get a quick pre-approval letter.
Go look at houses.
Buying was exciting, money was cheap, and buyers didn’t need much convincing.
That market is gone.
Today’s buyers are nervous. They’re worried about rates, payments, cash to close, and whether buying a home is actually the right financial decision.
They don’t just need a pre-approval letter.
They need a strategy.
Yes, interest rate and cost matter. Absolutely.
But they’re not #1.
#1 is building the right strategy to accomplish the buyer’s goals within their financial boundaries.
Rate and cost are tools we use to help accomplish that strategy.
That’s why our pre-approval process looks very different.
We start with a Zoom consultation with the decision-makers involved. We talk about their goals, timeline, motivations, financial boundaries, and circumstances. Then I personally walk them through the mortgage application from beginning to end so we have the complete picture.
Then we meet again for a Pre-Approval Presentation.
Using a visual presentation, we walk through:
• The loan programs they qualify for
• Different purchase prices
• Monthly payment scenarios
• Cash-to-close scenarios
• Their options and tradeoffs
• Every question they have before they start seriously shopping
And we share the important takeaways from those conversations with their real estate agent so you understand exactly what your buyer wants—and where their financial boundaries are.
Here’s what I’ve watched happen over and over again:
Buyers walk away excited. Confident. Educated. And ready to go shopping.
And occasionally?
Someone realizes they’re not ready.
That’s a win too.
Because I’d rather figure that out at the beginning than after you’ve spent nights and weekends showing them 15 houses.
A great pre-approval process should do one of two things: get the buyer all the way IN or help them realize they’re not ready yet.
Either outcome protects your time.
Because being busy doesn’t necessarily mean you’re being productive.
You can spend every evening talking to buyers, driving across town, and showing houses and still not be building a successful real estate business.
You might just be busy.
Your lender shouldn’t simply give your buyers a pre-approval letter.
Your lender should help turn them into prepared, confident, serious buyers who are ready for you to do what you do best.

Thinking about waiting for mortgage rates to come down before buying? 🏡

I hear this question all the time: “Should I wait until rates are lower?”

Rates absolutely matter—but they're only one part of the equation.

While you're waiting, home prices could change, the right property could come along, or your personal circumstances may change. And if rates eventually improve, refinancing may be an option.

Rather than trying to perfectly time the market, I believe the better approach is to look at your numbers, your goals, and your timeline.
