📍 Where mortgage rates stand as of September 18, 2026
The Fed did what almost no one expected two months ago: a unanimous 25 bps hike on September 16, bringing the target range to 3.75%–4.00% — its first increase since 2023. Inflation is still running hot, unemployment is holding at 4.1%, and near-term cuts are off the table.
Where that leaves us: 30-yr fixed at 7.24%, up 0.27% on the week. 15-yr at 6.84%. FHA 6.82%, VA 6.84%, Jumbo 7.40%.
What it means on the ground:
• Rate-and-term refinances are largely stalled at these levels
• Inventory has rebalanced to roughly 1.62 million active listings
• More than 40% of those listings have already taken a price cut
The play isn't waiting for a better print — it's structuring the deal. Seller concessions and 2-1 temporary buydowns bring the first years of payment down, and realistic pricing up front beats chasing the market with cuts later.
