Welcome to our Summer 2026 intern cohort! ☀️

This summer, our 11 interns are diving in across teams, getting hands-on experience and a closer look at the affordable housing finance world.

It’s been great to already see their curiosity in action. We kicked things off this week with a site visit to Wise Towers, part of CPC’s broader NYCHA PACT portfolio. Interns toured units, common spaces, and completed upgrades—getting a firsthand look at how CPC’s work translates into meaningful impact.

Here’s to a summer of new experiences, new perspectives, and new energy as we continue our work to support and strengthen communities!

ICYMI: CPC ACCESS launched THINK BIG, our new training series designed to equip owners and developers with the fundamentals of property and asset management.

Modeled after our THINK BIG Resource Guide, (found here: https://hubs.la/Q04k8b1B0) the training series brings the guide to life in an interactive learning experience.

These virtual sessions run for 15-weeks, providing practical tools to:

• Strengthen asset and portfolio management strategies
• Improve property performance
• Conduct portfolio analyses to uncover financing opportunities
• Support maintenance and operational planning
• Identify opportunities for long-term growth and capital gains

This pilot series was spearheaded by the CPC ACCESS team, and is facilitated by our partners Marcus Brooks and Jeffrey Ferguson at Let's Brainstorm.

We were thrilled to celebrate the ribbon cutting at 204 Avenue A! A once-abandoned site, the property now offers 10 income-restricted apartments for purchase, as well as a vibrant commercial space.

Former tenants will be given the first opportunity to purchase the co-op units in the newly constructed building, allowing them to remain in their coveted neighborhood. This homeownership opportunity would not have been possible without our partners at NYC Department of Housing Preservation & Development (HPD).

CPC was proud to provide a $3M construction loan for this development.

For decades, the U.S. has built too few homes to meet demand—and the consequences are evident in cities across the country. High housing costs are locking families out of ownership, widening generational inequality, and limiting economic mobility.

The panel, “Leading Through Uncertainty: The CDFI Counsel Perspective,” brought together a dynamic group of legal experts from across the field to explore how CDFI counsel are navigating increasingly complex roles.

We’re grateful to CPC Senior Vice President, General Counsel, Andrea Gladstone for representing CPC in this important conversation and for sharing her expertise and leadership on behalf of our organization. ICYMI: The Mamdani Administration released its first housing plan yesterday!

CPC is encouraged to see Mayor Mamdani’s dedication to housing affordability reflected in Block by Block, the Administration’s housing plan, which proposes to deliver a $22B investment in housing over the next five years via a suite of new tools and resources which will enable the City to build and preserve 400,000 affordable homes.

We thank the Mayor, Deputy Mayor Bozorg, and Commissioner Levy for their unwavering commitment to housing, and as our CEO Rafael E. Cestero said, "CPC stands ready to partner with the Administration to implement this ambitious vision for the future of our city’s housing."

For over 50 years, CPC has been committed to preserving and reinvesting in the buildings and communities that define New York. Founded in 1974 at a time when entire neighborhoods were being written off, CPC stepped in with a new model and a deep belief that these communities were worth saving: bringing together private capital and public purpose to stabilize housing and restore opportunity.

We’re proud to share this video, created in partnership with the Preservation League of New York State, which brings that history to life through the voices of our CEO Rafael E. Cestero, Board Members Ingrid Gould Ellen and Richard Roberts, and cherished collaborators Matthew Paulus of Paulus Development and Samantha Magistro of Bronx Pro Group, LLC.
