A Purchase CEMA could save you thousands on mortgage tax!
This week on Title Talk with Luba, I explain how a Purchase CEMA works: the buyer assumes the seller’s loan, amends the amount, and only pays mortgage tax on the difference.
💡 Important nuance: If the property has a building loan or an umbrella loan covering multiple units, a Purchase CEMA usually cannot be done. Not every lender or seller allows it, and it can take a little longer to close — but the financial savings are huge!
