GOOD VIBES IN NEW PALTZ

Happy New Year everybody. I normally don't do "sentimental" posts, but my errand run into town just now left me feeling compelled to share. There were some good vibes out there. I'm telling you. I was rushing into New Paltz to try to beat the noon New Year's Eve closing time for the post office, just so I could mail my bills. On my way across the flats, I could tell something good was happening. There was a group of like 3 dads and 7 ten-year-old boys, walking along the River-to-Ridge, all taking big strides in the mild weather, with big smiles on their faces. All the kids had matching baseball caps. Maybe a little league team, out for some kind of winter reunion? Who knows, but it was good vibes. Then I got to the post office. I saw a young woman with a big package heading for the door, so I sped up my walking pace to open it for her. But before I could get there, an older woman that had just come out back-tracked and held the door open for both of us. Good vibes. Then I drove up to New Paltz Wines & Spirits, to get some champagne for tonight. Along the way, I saw many groups of people, strolling along Main Street, all just taking it easy and positively exuding happiness and good cheer. Cars along Main Street were letting other cars in left and right, and someone came to a stop and let me pull into the liquor store parking lot, with a wave and a smile. Good vibes all around. When I stepped into the liquor store, there was Lindsay, wearing a spectacularly reflective gold sequin top. She picked out my champagne for me. Ernie and Lindsay and I exchanged hearty "Happy New Years!" salutations, and some of the other patrons did the same. It was definitely good vibes. My last errand was to stop by my building on Church Street to drop off some keys. I pulled into a non-parking-spot and put on my hazards - I was only going to be like 30 seconds. Heading back to my car, I noticed something odd, reflecting in the wind shield. Looked like a rainbow. I figured it was one of those circular "sun dog" rainbows that you sometimes see, tight around the sun. I looked at the sun. No sun dog. Instead, way up in the top of the sky, I saw it: a disembodied winter rainbow smile, hanging over New Paltz. I pointed it out to the only other guy on the street, who was sitting on a guard rail, talking on his phone. He was totally blown away. Really good vibes. Like I said, I'm generally not too sentimental - but seems to me like an auspicious beginning to 2025. Have a great night!

UNISON SPACE FOR LEASE!

After 45 years of serving the community, UNISON will be moving to its new home on Paradies Lane at the end of the winter. Longtime owners of the current property have asked me to help them find a new tenant for the UNISON space. The facility is amazing, set on a 14-acre park-like grounds at 68 Mountain Rest Road in New Paltz. The building features a 1,000-square-foot high-ceiling performance/gallery space, along with two large break-out rooms that could be used for meetings, classes, wellness activities, etc. There are two bathrooms (one with a shower) and a fully-functional kitchen. MAIN STREET BISTRO SOLD!
I am very happy to announce that the Main Street Bistro in New Paltz sold today. The sale included both the Main Street Bistro business and the 59 Main Street building. The best news is that the new owner plans to keep The Bistro just the way it is, which is a huge win for our community. The buyer is Mary, local owner of IPho, and she is keeping the staff and the menu and everything else. Congratulations to her, and especially to my clients and friends Doug and Teresa Thompson, who have been serving up amazing food and vibes at the Bistro for more than 30 years. Nice deal all around!

SWEENEY'S IRISH PUB SOLD!

I am very pleased to announce that Sweeney's Irish Pub in Walden sold last week. The sale included both the Sweeney's business and the building at 33 Orange Avenue. The buyers are brothers from Walden, Jon and Rich Bruschi. Jon is running the business and in charge of the pub. He plans to "keep it just the way it is" - why mess with perfection, right?

A big congratulations to my friend and client Gary Sweeney. A well-deserved retirement in Ireland awaits! And all the best of luck to Jon, June, Veronica, and the entire team. It was a long haul, but a nice deal all around!

GARDINER LIQUID MERCANTILE SOLD!

I'm pleased to announce that the sale of Gardiner Liquid Mercantile closed today. The sale included both the building at 128 Main Street and the restaurant equipment. Buyers Raquel and Todd will be renovating the building and reopening as a bar/restaurant known as Pitanga North. It will feature craft cocktails, great beer, and an expanded wine list. Raquel is a trained chef, so the restaurant will offer delicious small plates, both vegetarian and non-vegetarian. They are also adding a coffee bar to the front space, which will be a welcome addition to Gardiner.

Seller Cathy Erenzo is one of my all-time favorite clients, so I'm very happy we were able to get this done for her. And congratulations to Raquel and Todd - the new place is going to be great!

I represented the seller in the transaction, and Eli, the current owner/operator of the Fleet Service Center auto repair business, was the buyer of the building. Cannabis Dispensary and HVCU projects approved!

Hi all. I was at the Town of New Paltz Planning Board meeting last night and saw that two important projects got approved. First, the new Farmer's Choice cannabis dispensary at 1 Old Route 299 (next to Orale Mexico restaurant in Ohioville area). Second, the new Hudson Valley Credit Union branch, to be built on the site of the former College Diner (500 Main Street). Congratulations to both projects.
