You may be able to borrow more for less! The amount that can be borrowed through a standard home loan rose by 5.2% to more than $806K for 2025, and even more in certain high-cost areas. For FHA programs, the 2025 limit is more than $524K in most places. That means you may have more flexibility and possibly get lower rates to purchase or refi in a higher price range than before. The Fed cut rates again! At their November meeting, the Board voted to cut policy rates by 0.25%. Fed Chair Powell said he expects additional “calibration” — or cuts — though the timing is uncertain. The Fed doesn't control mortgage rates directly. There may be advantages to making your move now rather than waiting on the Fed to act again.
