🏡 What exactly IS an appraisal, and why does it matter?

Once you’re under contract on a home, the appraisal is one of those big milestones that can feel a little mysterious if you’ve never been through the mortgage process before. 🔑✨

An appraisal is an independent professional opinion of the home’s value. A licensed appraiser evaluates the property and looks at factors such as the home’s size, condition, features, location, and comparable recent sales in the area.

So why does your lender need one?

The appraisal helps determine whether the home’s value supports the amount being financed. In other words, we want to make sure the numbers make sense before moving toward closing. 🏠

One important thing to remember: an appraisal is NOT the same as a home inspection! 🔍

An inspection focuses on the home’s condition and potential issues. An appraisal focuses primarily on value, although certain loan programs may also have property-condition requirements.

And if the appraisal comes in differently than expected? Don’t panic! There may be options, and that’s where having an experienced lender and Realtor working together really matters. 🙌

You don’t have to have everything figured out before you start. Sometimes the first step is simply having a conversation and finding out where you stand. 🏡

🔍 Should you get a home inspection? My answer: YES!

Buying a home is exciting, but before you fall completely in love with the kitchen, the backyard, or that perfect front porch, you want to know what’s happening behind the scenes. 🏠

A home inspection can help uncover potential concerns with things like the roof, electrical system, plumbing, HVAC, foundation, and more.

And here’s something that often gets confused:

👉 The appraisal and the home inspection are NOT the same thing.

The appraisal is primarily about the home’s value and lender requirements. The inspection is about helping YOU understand the condition of the home you’re buying.

A home can look absolutely beautiful and still have things you’d want to know about before closing. Knowledge gives you the opportunity to ask questions, understand what you’re purchasing, and move forward with more confidence. 🔑✨

Buying a home comes with a lot of moving pieces, and you don’t have to figure them all out by yourself. That’s what your Realtor and lender are here for!
