In our latest Beige Book report, our Regional Outreach team reported findings that older adults are turning to community colleges to get more credentials to better compete in the current job market. The folks over at Planet Money's The Indicator at NPR found this information compelling and awarded us a Beigie for it.

Erick Garcia Luna explains more about the findings in his interview (recorded 6/5/26). Link in comments.

Many factors determine an individual’s pay, so there are many possible sources for the Black-White earnings gap. One hypothesis focuses on workers’ proximity to “good” jobs at firms that tend to pay higher wages than other employers. If Black workers tend to live farther away from good jobs than White workers, then geography could be limiting employment opportunities and earnings for Black workers.

But new research finds no evidence that Black workers systematically live farther from good jobs than White workers. In a new article from the Opportunity & Inclusive Growth Institute Senior Writer Lisa Camner McKay explores the racial earnings gap and the proximity to employment. Link in comments.

What effects are recent policy changes, such as zoning reforms and rent stabilization, having on Saint Paul’s housing market? Data from our new Saint Paul Housing Dashboard show mixed results, while comments from property owners and developers mirror those findings.

According to an inaugural analysis of the dashboard data, Saint Paul is seeing more construction of “missing middle” housing (buildings with 2–4 units) and apartment rents are stable or falling. But production of multifamily housing (buildings with 5+ units) has slowed, and apartment owners face increasing operating costs. In interviews our team conducted with property owners and developers, many shared frustrations about Saint Paul’s current housing environment.

Read the full analysis and explore our new dashboard, which monitors Saint Paul’s rents, housing production, affordability, and more. Link in comments.
