Your offer got accepted. Congrats! Here's what happens between now and the keys.

• Inspection: a pro checks the home so you know what you're buying
• Appraisal: confirms the home's value lines up with the price
• Underwriting: your loan file gets its final review
• Clear to close: the best three words in homebuying
• Closing: sign, celebrate, get your keys

Being ready to buy isn't only about the numbers. Sometimes it's a feeling.

You might be ready if:
• You're tired of asking permission to paint a wall
• Your lease renewal made you wince
• The dog deserves a yard (and so do you)
• You want your monthly payment to start building something that's yours

Which one hit home? Tell us in the comments. And if you're feeling it, visit https://www.phlendings.com/loan-officer/jessica-gonzalez and we'll help you figure out your next step.

Rates climbed again last week, but there's another side to this market.

The 30-year fixed averaged around 7.57% as of Friday, up about 0.14% on the week, per Mortgage News Daily. September's jobs report came in softer than expected, but rates still finished the week higher.

Here's what's working in buyers' favor:
• Homes for sale are up 6.3% from a year ago
• More than 1 in 5 listings had a price cut in September, the most since 2022
• Asking prices are about 1.4% lower than last year

Higher rates and more negotiating power can both be true right now. Comment UPDATE and we'll walk you through what it means for your budget.

You're under contract. Now hold still.

Between Pre-Qualification and closing, your finances are still being reviewed. Big changes can delay or derail your loan. Before closing, pause on:
• Opening new credit cards or loans
• Financing a car or furniture
• Changing jobs without talking to us first
• Large deposits you can't document
• Co-signing for anyone

Hello, October. 🍂

Your fall to-do list is probably filling up fast:
• Pumpkin patch
• Sweaters out of storage
• Something warm with cinnamon
• Get Pre-Qualified

That last one takes less time than finding the perfect pumpkin, and it tells you exactly where you stand before the new year.

Comment OCTOBER and let's check one thing off your list.

The last quarter of the year is quietly one of the smartest times to buy.

While a lot of buyers pause for the holidays, you can move with less noise:
• Often fewer buyers competing for the same homes
• Sellers listing now tend to be motivated
• Time to close and settle in before the new year

Every buyer's timeline is different. Visit https://www.phlendings.com/loan-officer/jessica-gonzalez and we'll talk through yours.

Myth: The Fed sets mortgage rates.

The Fed sets a short-term rate for banks. Mortgage rates track the bond market much more closely, and bonds react every day to things like:
• Jobs reports
• Inflation data
• How strong the overall economy looks

That's why rates can move even when the Fed doesn't.

Want to know what's moving rates right now? Comment RATES and we'll break it down.

Rates took a step up this week.

Mortgage rates climbed about a quarter point over the past week, with the 30-year fixed averaging around 7.43% as of Friday, per Mortgage News Daily. Stronger than expected business activity data pushed bond yields higher, and mortgage rates followed.

Here's the rest of the picture:
• New home sales jumped in August, up nearly 13% from July
• This week brings inflation data and the monthly jobs report, two of the biggest rate movers
• Rates change daily, and your rate depends on your scenario

The number that shocks people is never the down payment.

It's the one that shows up next to it.

Closing costs get treated like a hidden fee, and they aren't hidden at all. They're just never explained until someone is already emotionally attached to a house.

Here's the honest version:
• Most of it doesn't go to your lender
• Title, appraisal, and recording are third party and government costs
• Prepaid taxes and insurance were always going to be yours
• A seller can often contribute toward it
• Some of it is negotiable if you know to ask

Save this one. Then ask about it early, not three days before closing.
