Tuesday’s Tip: Don’t overcomplicate it. 💙

I had gotten comfortable after this mornings BNI meeting, and did not feel like changing into workout clothes.

So for the first time ever, I walked 2 miles in a dress. 👗👟😂

Sometimes getting it done matters more than looking the part. It was a great feeling.

Move your body. Wear what you have on. Keep going.

Moving to Florida? 🌴 Before you make the offer, know what could cost you later.

Most buyers don’t start thinking about insurance until after the home inspection, but there are a few things worth understanding before you commit to the house.

In Florida, a 4-point inspection looks at the age and condition of four major systems: roof, electrical, plumbing and HVAC.

And the roof is a big one.

A roof may look perfectly fine today, but its age and remaining life expectancy could mean thousands of dollars in replacement costs just a few years after closing.

Typical roof replacement ranges:
💰Shingle: $15K–$20K+
💰Tile: $20K–$40K+
💰Metal: $20K–$35K+

In my experience as an insurance agent, many buyers have no idea how much life is left on the roof—or that they could be looking at a replacement within a year or two after purchasing.

Ask about the roof age, permits and remaining life before you commit.
