I can’t emphasize enough the amount of homeowners getting underpaid right now. If you feel that you have been underpaid, or have been asking yourself:

YOU NEED TO HIRE A PUBLIC ADJUSTER.

I can tell you with confidence that we will get this homeowner’s claim adjusted and PAID IN FULL. Not only does the age of this roof require a full replacement by Florida building code, but this is also Hanson tile. Hanson tile has been discontinued. Even though the insurance company has paid this homeowner for only a repair, they must still indemnify them back to pre-loss conditions to the extent that the whole roof matches! We’ve now taken over the claim and we will handle it from here ✍🏽.

Not filing a claim could lead to not finding insurance in the future. For example, carriers will not insure you if you have significant roof damage. Many carriers are leaving the state of Florida, so if they drop you a couple of years after a hurricane and you still have those roof damages, other carriers will not insure you until you fix your roof. So you’ll end up paying out of pocket. Many homeowners have very real misconceptions about how insurance companies work. You should always have a public adjuster determine if you have enough damage worth filing a claim or not! I’m going to answer a couple of these misconceptions:

1) “I don’t want to file a claim because I’m afraid my insurance will raise my rates”

Insurances will raise your rates more so because of the risk of the area you live in, not so much because of your claim history. So if all your neighbors are getting new roofs, you’re doing no favor to yourself by holding back on filing a claim. Instead you are doing a favor to the insurance company. One less homeowner to pay! To further worsen the situation, you have a higher chance of getting denied by your insurance company for filing late. If they then drop you, it will be impossible for you to find a carrier to insure you with your current roof damage. Think of insurance as an asset. It’s there so you don’t have to make financial sacrifices when the time comes. Don’t be foolish. File a claim!

2) “I had a roofer check my roof and they said my roof is fine”

Roofers cannot negotiate with your insurance company, even if they know you may need a new roof, they may tell you otherwise because they know the insurance company will deny the full roof replacement. As public adjusters we know what you’re entitled to and we have the license to negotiate with your insurance on your behalf. We have been successful in getting homeowners new roofs EVEN WITHOUT A HURRICANE!

This dentistry located in Ft. Myers looks fine from a distance, but after a quick inspection, we were able to find over 70 broken tiles! After doing some research we found that these Hanson Pioneer/Hacienda tiles are DISCONTINUED. This means that in order for the insurance company to act in good faith and bring this policyholder back to pre-loss conditions, any repair would require all the tile to match. I’ve spoken to property owners who nonetheless have been underpaid.

Did you know if your kitchen cabinets are wet, or the wall behind the cabinets are wet, you’re entitled to all new kitchen cabinetry? YES. ALL NEW CABINETRY. With our moisture meters and thermal cameras we can assess the damage for you.

Assuming you don’t have a cap limit of $10,000 for water damage (which most insurance companies are unethically pushing on policy holders right now), you are entitled to it.

When removing cabinetry it MUST be replaced, even if it’s just 1 cabinet, they must indemnify you to the extent that all the cabinets match. You cannot match new cabinetry with old cabinetry. But they won’t tell you this.

As public adjusters, we love seeing this. Having your fence bolted to your house means your fence will be covered under “Coverage A” which is your dwelling coverage, because it would be considered part of your dwelling. Your dwelling coverage is normally enough to cover what it costs to rebuild your home in case of a total loss. So there is always more than enough coverage here.

If otherwise not bolted to you dwelling, your fence would be covered under “Coverage B” which is your “other structures” coverage. Homeowners normally have low coverage here. So if you have sheds or gazebos, you may reach your limit and end up paying out of pocket 👎🏽.

A word of advice.

As a public adjuster it is my due diligence to make my clients aware of the pros and cons of signing contingency contracts with contractors. We can still help you if you have. But we always advise against it because you will lose power over your money.

For example, the most common type of contingency contracts are roofing AOBs (assignment of benefits). This contract allows the roofing company to open a claim for you and give their estimate to your insurance company.

Most people say:

“Oh this is great, they will work with my insurance to get me a new roof, how convenient.”

but public adjusters can do the same and MORE! The difference is we will put the money in your pockets and you can then shop around for roofers. I’ve been a witness to homeowners who signed a contingency contract with roofers before signing with me and then complain months later that the roofers have their money and it’s been months and they haven’t gotten started on their roof yet. The AOB is just a way for them to secure the work! Then you might get put on the waiting list for months!

When you hire a public adjuster, the money will be in your account after we’ve received our fee and you then have the power to fire any contractor that takes too long to respond! Also, you can have the liberty to shop for the best price and maybe have some money left over to do some upgrades!

When you sign with a roofer, you lose power over that portion of your money. Because the portion of your insurance offer/estimate that says “roof” will be solely for the roofing company. Any difference you would’ve been able to negotiate, now belongs to the roofers!

THE ONLY CONTRACT YOU NEED TO SIGN IS A PUBLIC ADJUSTING CONTRACT.

Public adjusters are as necessary to a claims process as an attorney is in a court of law. Attorneys are the only other licensed professionals that are allowed to act as a public adjuster. So why not just hire an attorney? Attorneys can be expensive and lengthen your wait time to getting paid. We work on the contingency that we only get paid when YOU 🫵🏽 get paid, so it’s in our best interest to get you paid fast & you pay NO money out of pocket!
