Shyla Buys Houses just closed on another house in Memphis, TN within 19 days🎉🎉🎉🎉
It’s beautiful on the outside, but needs some TLC on the inside. This owner inherited the house, but we came across some title issues during the process. Owner didn’t want to go through the probate process so we made it easy for her. We told her to speak with her attorney/title company about doing an Affidavit of Heirship, which is a legal document used to show who the rightful heirs of a property are when the owner dies without a will. It’s signed by someone who knows the family history (not the heirs), and filed with the Register of Deeds department. Owner took care of it within days, and the closing went through without a hitch🙂
Owner was also worried about removing old items from the house, but we put her worries aside and told her we would take care of item removal. She took what she wanted and left the rest in the house. It was a weight lifted off her shoulders☺️ We also gave her the best offer, and paid all of her closing cost💲
FUN FACT: Owner told us how special this home meant to her and her family, because it was once owned by the singer, Isaac Hayes 🎤 After doing some more research, we learned that Mr. Hayes transferred this house to his wife after going through a divorce back in the 70’s. Great to know that we own a piece of history😀
