🏡 REALTORS — before asking your seller for a price reduction, consider using those dollars to help the buyer’s payment instead.

A 1-0 or 2-1 temporary buydown can reduce the buyer’s interest rate during the first one or two years of the loan, creating a lower initial monthly payment while keeping the agreed-upon purchase price intact.

For example:

Instead of negotiating a $5,000 price reduction, we may be able to structure seller concessions toward a 1-0 or 2-1 buydown and give the buyer more meaningful payment relief upfront.

✅ Seller helps protect the sales price
✅ Buyer gets a lower initial monthly payment
✅ Realtors have another tool to help get the deal together
✅ Could be more impactful than simply reducing the purchase price

Every loan and scenario is different, so the numbers have to make sense, but before automatically cutting the price, let’s run the buydown options first.

Here’s the simple version:

Year 1: Your payment is calculated at an interest rate 1% lower than your actual note rate.

Year 2 and beyond: Your payment returns to the full note rate for the remainder of the loan.

For example, if your note rate were 6.50%, your first-year payment would be calculated using 5.50%.*

That can mean real monthly savings during the first year — when you may also be dealing with moving costs, furniture, repairs, and everything else that comes with a new home.
