Five NOT’s At Freddie…Mac

1. You do NOT need 2 years work history if you just graduated or completed a trade school. We can use the school as work history

2. You do NOT need 20% down payment to buy a home. In my market you don’t even need a down payment for some loan programs of you qualify! It’s good to save money, but if you have a job and $3 in the bank we can make it work!!

3. You do NOT need a high credit score to buy a home. Loan programs go down into the low 500’s… but keep working to improve your score. The higher the score the less potential out of pocket cost at closing and the lower the monthly payment… but sometimes clients wait to long to get the perfect score when they never really had to in the first place

4. You do NOT need 2 full years of Tax Returns if self-employed, you just have to prove you have been in business for at least 5 years. Really helps when it comes to averages for a monthly income. 1 year is better than 2 especially if it is a young biz and just starting to make profits.

5. You do NOT want to work for any other Mortgage Broker. The Hoag Team was voted #1 Lender in Town this morning by local community residents (my 2 year old & my 9 year old). I am honored to accept this award.

All kidding aside, we are here to help when you are ready to start the conversation. Just make sure you speak to us with 3-6 months out from actually buying a hole. The more time I have the better the monthly payment can be for you after I am gone and you have a loan for 30 years :) Call me if you are in a rush and need to close asap too- but the more time the better.

It’s simple The Hoag Team lives by 3 rules:
1. Get our clients the lowest monthly payment possible.
2. Get our clients the lowest out of pocket cost on closing day- so you can use your savings for furniture, appliances, and more once you own the home.
3. Make smiles happen daily- we love to be happy and we want to make your home buyer experience the happiest!
