A lot of people keep asking what’s going on in Orlando right now, so let’s keep it real:

Orlando is not crashing — it’s normalizing.
But for the average first-time buyer, it still doesn’t feel all that affordable.

Yeah, buyers have more options now.
Yeah, there’s a little more negotiating room.
Yeah, the chaos cooled off.

But the bigger issue is still affordability.

So no, the market isn’t crashing, it’s just still expensive.

A lot of people hear FHA and automatically think, “If I don’t have the down payment, I’m cooked.”

But real talk… that’s not always true.

There are options where that 3.5% may come from a second loan that can be repayable or even forgivable, depending on the program.

And in some cases, there’s also a 5% repayable second mortgage option too.

So for a lot of buyers, the issue is not always qualifying.

Sometimes it’s just figuring out how to make the money part make sense.

That’s why I keep telling people — stop counting yourself out before you even know what options may be out there for you.

On the Brightline headed to Miami, and with it being Tax Day, this is your reminder that taxes and homeownership go together more than people think.

For most taxpayers, the federal filing deadline is today. If you need more time, you can request an extension until October 15, 2026 — but real talk, an extension to file is not an extension to pay.

And if buying a home is part of your plan, your tax returns can matter in a big way — especially if you’re self-employed or have multiple streams of income.

So don’t treat Tax Day like it has nothing to do with real estate.

Handle your taxes. Know your numbers. And if buying a home is on your mind, don’t wait until the last minute to get your paperwork right.
