After the kind of winter we’ve had in New England, roofs go through a lot — snow load, ice dams, and constant freeze–thaw cycles.

Now that temperatures are warming up and everything is starting to melt, this is often when roof leaks first show up.

Surprisingly, most leaks don’t start in the middle of the shingles.

They usually start around roof flashing — the metal installed around things like:

• chimneys
• roof-to-wall areas
• plumbing vents
• skylights

Flashing is designed to direct water away from these vulnerable areas, but over time it can loosen, rust, or separate from the roof system.

When that happens, melting snow and rain can find its way underneath the roofing system.

It’s one of the most common things we check during a roof inspection this time of year.
