Just came across one of the toughest situations a homebuyer can face, and one we never want any family to experience.

A mother reached out to us looking for a third opinion after exhausting every other option. She had already been pre-approved, found a home, gone under contract, paid for inspections, paid for the appraisal, and emotionally committed to the process… only to be denied after more than a month.

At that point, the damage was already done.

Unfortunately, we didn’t have better news for her either. But the reality is: this entire situation could have been avoided from the very beginning.

Someone gave her a pre-approval without a real strategy, without properly reviewing the full picture, and without preparing her for success. What she actually needed was an honest game plan to become truly mortgage-ready, not a baseless approval that set her up for heartbreak.

Buying a home involves real money, real time, and real emotions. Families plan their future around these decisions.

The work started months ago, during the slower season, getting clients prepared, answering questions, and building a plan so they were ready when the time came.

That preparation paid off.

This is one of those deals that completely changes how you think about buying a home. Most people don’t realize you can buy a home from family and avoid a large down payment altogether.

I recently helped a son purchase a home from his dad, and we structured it in a way that made it a win for everyone.

Instead of a traditional sale, we used a gift of equity, allowing him to use the value already in the home as his down payment.

Here’s how it played out:

- No money brought to the closing table
- No PMI
- The home stayed in the family
And a new homeowner was created

The father was able to pass down the property the right way, and the son stepped into homeownership with equity from day one.

This is what I mean when I say strategy matters. There are opportunities out there most people don’t even know exist.

Everyone shops for the lowest rate… but almost no one talks about the highest risk.

The truth?
The lender you choose can make or break your deal.

A cheap quote means nothing if your loan doesn’t make it to the closing table.

I’ve seen it too many times:
– Missed deadlines
– Last-minute document issues
– Deals falling apart days before closing

Not because the client wasn’t qualified… but because the lender didn’t know how to properly structure and manage the file.

Getting pre-approved is easy.
Getting clear to close on time takes experience, preparation, and obsessive attention to detail.

How lucky am I…

Today I had the opportunity to help three different families take major steps forward:

- A Veteran who earned the right to use a VA loan to purchase his first home 🇺🇸

- An aspiring investor closing on his first flip project

- An up and coming investor refinancing a property, what started as a flip is now becoming a long term rental because the numbers made more sense

Three different situations. Three big wins.

Lately, one of the biggest headaches I’m seeing for agents and lenders is appraisals.

In Q4 alone, I personally dealt with seven appraisals that came in short. That’s a lot of time reviewing reports, questioning adjustments, and pushing back when something just doesn’t add up.

On one deal, the appraisal came in almost $80,000 under value. We submitted a reconsideration of value, it went nowhere, so we kept pushing. After escalating the issue, the lender agreed the appraisal was weak and approved a second one. That new appraisal came back $92,000 higher.

On another deal, we had to fight again, and the second appraisal came back $45,000 higher than the first.

That’s the part of this business most people don’t see. Sometimes you’re stuck dealing with bad appraisals that create more work and more stress, but you keep going because that’s how you advocate for your clients and support your partners.

The good loan officers don’t show up when everything is easy. They show up when things get messy.

About 5 months into my career back in 2021, I already knew this wasn’t just a job for me. It was a profession.

A client sent me a note around that time that really stuck with me, and I made a promise then that we would never settle for anything less than exceptional service.
