Most buyers negotiate the wrong thing. On Money Rehab, real estate agent Glennda Baker explains why negotiating for seller-paid closing costs can benefit buyers far more than lowering the purchase price, and the costly mistake buyers make if they don’t structure it properly.

Depending on where you live, taxes can quietly turn a great salary into a very different lifestyle than people imagine.

This is why high earners are paying more attention to tax strategy, location arbitrage, and where their money actually goes… not just what they make on paper.

A trust fund is a gift.. financial literacy is an inheritance.

Half of millennial women say they’ve outsourced long-term money decisions to a partner. The other half are one breakup, layoff, or diagnosis away from learning what that costs. My daughter is one. She will not end up in either group.

She already earns and she already invests. Before she can spell either word, her money is working while she sleeps, and the habit will be older than her memory of forming it. By the time the world tries to sell her the idea that someone else should handle this, she’ll know better than to buy it.

If a partner shows up one day and wants to build alongside her, beautiful. But the foundation will already be poured, and it will have her name on it.

The kindest thing I can do as her mother is make sure she never has to stay anywhere because of money.

If your accounts don’t have named beneficiaries, your family may not be able to access the money right away, even if they’re in your will.

What you need:

-For bank accounts add a POD (Payable on Death)
-For brokerage/investment accounts add a TOD (Transfer on Death)

^ these override probate and send money directly to the person you name.

What to do:

1. Log into each bank and investment account
2. Check if a beneficiary is listed
3. Add or update it if it’s missing or outdated

This is separate from your will and usually takes a few minutes per account. It’s a small admin move that can make a big difference when it counts.
