🗣 Pulaski county tax delinquent property buyers
Currently, 300 properties on the list for tomorrow's auction. More will drop off the list due to the deadline to pay being at 4pm today for property owners.
Never bidded before? Here's a crash course from THE Tax Deed Mentor (next time sign up for my Masterclass 🤣)
1. Property must sell for the opening bid (tax column); HIGHEST bidder WINS......they don't play in there, so team up or deepen your pockets.
2. SOME liens will survive the sale, and you will need to settle them directly with creditor. (i.e. government and municipality liens) Look under the Interested Parties column.
3. Winning bid must be paid in FULL, pay by check, money order, or credit card.
4. SOLD as-is, unless the COSL made a mistake its YOURS no matter how it looks.🤣🤣 As of 2023, we are now a NON-REDEMPTION state.
5. Don't depend on the google photos, they're generally old. It's best you drive by. 🚗 That house may no longer be there.
6. Check the green shaded area on the property map that shows the boundaries, make sure you're bidding on what you THINK you are bidding on. Is it land locked?
7. Property owner can appeal the sale during the 90-day litigation period. IF they WIN, you have to return the property and your bid amount will be refunded back to you.
8. Is it a red tag property? Might want to call the city to make sure its not on the demolition list. If so, you better act FAST if you win.
9. Is it in a flood zone? That flood insurance is going to increase a buyer's cost. What's your exit strategy?
10. If the property is occupied, then you are responsible for the eviction process.
11. If a property doesn't sell at the auction, then........you should sign up for my Post Auction Sales Workshop on August 7th because that property comes up for sale again 30 days later.
12. Once the 90-day litigation period has passed, you will need to clear the title IF you intend to sell the property with warranty or if you everrr intend to get financing on the property. Orrrrr you could do the 15 year wait for clear title.⏳️
