Everything looked solid upfront… until it wasn’t. Income needed a different approach, and the deal could’ve easily gone sideways.

This one has a little story behind it.

Back on February 9th, I lost this deal to a big-name bank.

It happens in this business. When it does, you wish everyone the best and move on.

Then on February 24th, the buyer and their agent, reached back out to me.

The experience they were having had gone completely sideways.

They were told they no longer qualified for the program they were originally pre-approved for, and suddenly the March 20th closing date looked like it wasn’t going to happen.

So we started fresh.

We reviewed the file from the ground up, rebuilt the structure of the loan, and put together a strategy that actually worked for the borrower.

Fast forward to today…

The deal is now Clear to Close — 9 days early. 🏡

Big shoutout to for staying persistent and working through the challenges to get this buyer to the finish line.

Sometimes the difference isn’t the borrower…

It’s the team behind the deal.

A new FinCEN rule just went into effect that could quietly change how some real estate investors buy property.

Here’s the quick version 👇

If someone buys residential real estate all cash through an LLC, trust, or partnership, the beneficial owners now have to be disclosed through a Real Estate Report filed with FinCEN.

For years, cash purchases were the blind spot in the system.

Financed purchases already require identity verification, AML screening, and source-of-funds checks.

So what does this mean for the market?

Some investors who previously preferred anonymous cash purchases may now choose to finance instead.

That could lead to more activity in:

• DSCR loans
• Investor financing
• Bridge lending
• Portfolio loans

Transparency increases, and financing becomes a more attractive option for many investors.

If you’re purchasing property through an LLC or investment structure, this is something worth understanding before your next deal.
