When people ask me, “What’s your rate?” 😬😅

Honestly… I have no idea yet.
Rates aren’t one-size-fits-all and they’re definitely not pulled out of thin air without specifics on your file.

Any lender that says what the rate is without the following info- is completely guessing 😭😅

Your rate depends on things like:
• credit score
• down payment
• loan type
• debt-to-income
• occupancy
• property type
• and about 20 other little details 🙃

So if I throw out a random number without an application, I’d just be guessing too, and you deserve better than a guess.

✨NEW CONFORMING LOAN LIMIT✨

The Federal Housing Finance Agency (FHFA), who oversees both Fannie Mae and Freddie Mac, have released new conforming loan limits. I recently read that Zillow reported that half the homes in the US lost value in the last year, but we still ended with a 3Q year over year increase of 3.26% in the FHFA’s House Price Index. That home price index is the driver of annual loan limits so the new conforming limit will be $832,750 for a 1-unit home in 2026.

I am able to close loans under the new 2026 limit now!
