Here is a Seller Credits Cheet Sheet for my Realtor friends!

Remember we can only use Seller Credits towards closing costs. This is any cost associated with the loan process. As a lender I will always try to use any remaining Seller Credits to buy down the rate because what ever Seller Credit we don't use we have to give back to the seller. You can't just keep them!

Bonus Nugget*** VA loans can use the Seller Credits to pay off debt too!!!! No other loan allows that.

I absolutely love the company I work for! My team is amazing! The culture is great! They don't make a big deal out of difficult deals or fuss when things get crazy. They just get it done. And that is the way it should be!!!! Real Estate and Lending will definitely test your will power some days. Things come up! Properties can have issues. Title can have issues. Insurance can have issues. Underwriting can have issues. There are a hundred things that can come up but how you handle those things is what matters.

But Nick Rates are so high right now! Well you aren't wrong but, what if I told you that doesn't necessarily matter? Your mortgage interest rate is only apart of the equation. If you are drowning in debt then your 2% or 3% mortgage rate isn't actually doing anything for you. Credit card interest rates are through the roof! When you consolidate your credit into one payment your average interest rate for all of your loans drops and we can use the freed up money to either pay off other debts faster or pay off your home quicker!
