Here's the math that changes everything.

A $299K home today will likely cost $401K in 10 years (even using a much lower appreciation than an avg of the last 42 years!)

That's $102,000 more for the exact same house.
While you're saving for 20% down, you're losing ground
Every year you wait, home prices typically rise faster than most people can save.

The opportunity cost is real. Waiting two years to save an extra $20K down payment could cost you $40K+ in appreciation (Plus, you're still paying rent with zero equity building).
