There’s a lot of fear and uncertainty in the real estate market right now with inflation and rates going through the roof but this graphic honestly gets me fired up! Obviously mortgage applications are down but Texas is staying strong💪🏽🤠. There’s still a lot of business out there and I’m all about thriving in a hard market! 👊🏽💰

The home is listed at $495k, and with a 20% down payment, you would have a loan amount of $396,000. If you wait a year to buy this property (hoping to secure a lower interest rate) it would likely appreciate to around $514,982 (looking at historical appreciation in the area).

Waiting a year, you may be right about interest rates dropping, potentially saving you around $164 a month. However, you would be leaving $19,982 of appreciation on the table, as well as $4,220 of principal you could have paid down on the loan over that year. Not to mention, you could always refinance when rates go down to get out of the current high rates!

My Advice: DON'T WAIT! Take advantage of a cooler market and negotiate incentives from the selling party into your contract to buy down your rate or cover your closing costs (with the help of a realtor, of course). If you wait until rates go down, your competition for buying will be much higher, and you're going to leave BIG money on the table."

The big question right now is “should I wait to buy until rates drop.”

I understand why waiting for a lower rate sounds like the smart play, BUT everyone is thinking that. Which means— everyone comes back in the market creating a super competitive market driving house prices back up.
Right now some sellers are willing to negotiate and buy down your rate saving you sometimes hundreds a month. If you want to save monthly now is a GREAT time to buy.
