11,200 sq ft building located at the newly renovated corner of Austin Peay and Yale. Currently there is Restaurant Space available for lease of approximately 7,000 sq ft which includes two hoods as well as two walk-ins. The remainder of the building is approximately 4,200 sq ft of retail space which includes a stock room, a roll up door and a loading dock.
The building will be receiving a new roof, air handlers, parking lot and landscaping. Depending on the needs and credit worthiness of a new Tenant, we will consider adding funds for TI work, new or additional windows and doors, as well as consider creating a new look to the façade.
If you have a relationship with a QSR interested in the Yale side of the Lot, we will consider demolishing the 7,000 sq ft side to allow for a National Ground Lease.
We will also consider reducing the size of each location depending on the prospective Tenant.
Our corner neighbors who will be sharing our drive and parking areas currently include Starbucks, Bojangles and Patriot Bank. Chick-Fil-A is scheduled to open in February, and Tropical Smoothie and Chase Bank drive thru are in negotiations.

We are proud to announce that Salimoes Capital is in Contract to purchase over 11,000 sq ft of Retail space on 1.71 acres in Raleigh TN. We will be sharing the corner with Starbucks, Chick-fil-A, Bojangles and Patriot Bank. We just heard, but not executed, that Tropical Smoothie is going to be our next door neighbor.
