🏛️As you have likely heard, the government did shut down last night. If you are wondering how this might affect business in the mortgage world, I hope the following provides some helpful guidance.
⏳IRS - tax transcripts delays for income verifications
🏡FHA /VA- expect delays with case number assignments and any appraisal reviews .
🥃FEDERAL EMPLOYEE - significant impact as they are being furloughed without immediate pay .

🍷This shutdown creates uncertainty primarily around federal employee income qualification and government verification . Unlike the 2018-2019 shutdown, this one comes amid significant federal workforce restructuring, which adds unpredictability to agency operations.

Wondering what is happening with mortgage rates? Let's talk rates ~

Current 30 yr Fixed rate 5.875% - 6.375% Historically low, yet higher than our rates during covid or 9/11.
Experts say we are not going back to the record lows anytime soon, but rates have been trending downward. Cooling economy is fueling the Bond market which helps lower rates
The Fed rate does NOT directly affect Mortgage rates. The Fed rate is the rate that banks charge each other for overnight money. It does indirectly have an effect mortgage rates but does not guarantee they will move down.
Mortgage backed securities are what drives mortgage rates. When the stock market is doing well, investors do not move their money into securities because they are making money in stocks. This is a simple explanation and a lot more goes into it, call me with questions
During times of strife, the government purchases securities and that is when we have seen rates at their lowest. After the covid crisis, the Feds backed off purchasing securities about January of 2022, and that is when rates started to rise.
IF your buyer is locking anything higher than 6.5% right now, you need to tell them to shop. I am locking people in the high 5% range , right now!
