24 years.

That's how long I've been doing this. And in 24 years, I've learned a mortgage isn't a math problem — it's somebody's first home. Somebody's second chance. Somebody's "we finally did it." 🏡

I've sat at closing tables and watched grown men cry. Watched single moms hand keys to their kids. Watched couples close on the house they thought they'd never qualify for.

Every single one of those days, I'm right there with them. Because that's the job.

It's not about getting you a loan. It's about getting you home.

👇 Two things if this sounds like the broker you want in your corner:

1️⃣ Hit follow — I post every day
2️⃣ Comment READY and I'll send you my free Homebuyer Starter Guide — the 5 things I wish every buyer knew before calling a lender

24 years doing this.

Let's make your closing day the next one I'm crying at. ❤️

The Johnsons just closed on their first home. 🔑

Here's the part of the story most people never see 👇

8 months ago: their bank denied them
A few weeks later: came to me, ready to quit
Together: we pulled their full credit report
Found: errors that weren't even theirs
Worked through: every dispute, every correction
Waited: for the system to update
Re-applied: approved
3 weeks later: under contract
Yesterday: keys in their hands 🥹

A "no" from one lender is NOT a "no" from the industry.

It usually just means: "not yet, not this way."

👇 HERE'S WHAT I WANT YOU TO DO 👇

If you've been told no — or you've been too scared to even ask —

Comment the word PATH below.

I will personally message you within 24 hours and we'll map out what your next 90 days could look like. No pressure. No sales pitch. Just a real conversation.

The Johnsons almost gave up.

Don't be the person who almost did.

24 years. Let's get to work.

Lisa Stepp NMLS #680403 | Mpire Financial NMLS #2108504 | Equal Housing OpportunityStop asking what the rate is. Start asking what the payment feels like. 👇

Two buyers can have the same loan and one sleeps fine while the other panics every month. The difference isn't the rate — it's whether the payment fits the life.

The question I ask every client first:
💭 What monthly number lets you still go to dinner Friday, save a little, and not dread the 1st?

That's your "comfort number." Everything else — price range, loan type, timing — gets built around it.

Comment COMFORT and I'll send you the worksheet I use with every client. Takes 10 minutes.

24 years. Let's make it fit your life.

🏡 "We're waiting for rates to come down."

I hear that almost every week.

And while that sounds like a smart strategy, here's the question most buyers aren't asking:

What is waiting costing you?

If rates drop, more buyers may jump back into the market.

That could mean:
✅ More competition
✅ More multiple-offer situations
✅ Higher home prices

The truth is nobody knows exactly where rates will be six months from now.

What we do know is that buying a home is about more than interest rates. It's about your goals, your timeline, and your overall financial strategy.

The best time to buy isn't when the headlines tell you to.

It's when you're financially and personally ready.

🏡 Veterans: Don't overlook homes that need a little work.
Many buyers don't realize the VA Renovation Loan allows eligible veterans to purchase a home and finance improvements into a single mortgage.
That could mean more inventory, more opportunity, and potentially instant equity.

🚫 Myth: You Need 20% Down to Buy a Home

I can't tell you how many people I've spoken with who waited years to buy a home because they believed they needed 20% down.

The truth?

Many buyers qualify with much less.

✅ Conventional loans may allow as little as 3% down
✅ FHA loans may require as little as 3.5% down
✅ Eligible veterans may qualify for 0% down VA financing

The biggest mistake you can make is assuming you don't qualify without having a conversation first.

Homeownership may be closer than you think.

A pre-approval letter is only as strong as the work behind it. Before you make an offer, make sure your income, assets, and credit have been properly reviewed. Sellers want confidence that a buyer can close. After 25+ years in the mortgage industry, I've learned that preparation wins. DM PREAPPROVAL to see what a professional mortgage review looks like.

This right here - seller's and realtors!

Thinking about a price reduction?
You may not need one.
A temporary rate buy down can help lower a buyer's monthly payment while allowing you to maintain your sales price.
This strategy is helping buyers qualify, helping sellers protect equity, and helping Realtors get more homes sold.
Before reducing the price, let's look at all the options.

Essential Checklist Before Buying a STR

Thinking about buying a short-term rental in the next 90 days?

Start now.

Clarke Tefft says buyers need to get their ducks in a row before they start making offers.

That means:

Stay revenue-driven

Don’t get too emotional

Underwrite the property properly

Don’t be afraid of HOAs, but understand the cost

Have a design budget ready

Don’t shortcut professional photography

Understand the tax and cost-segregation conversations

Build the right team early

In this clip from Cabins, Cash Flow & Closings, Clarke and Lisa Stepp-Seritt talk about what buyers should be thinking about before purchasing a Smoky Mountain STR.
