Once we paint 🎨 the front, she will look restored from the early 1900s.

Please join me in welcoming Benjamin Simon to the team!

One night while laying in bed 😴, a voice came to me in my head, and said "Hire Ben". 😳 When I woke up, I set up a meeting with Ben and offered him a job immediately. It's been one of the best decisions I've made recently and I take it as a gift from the world. 🌎

I've worked with many people throughout my career, but I've never met anyone that overcame more adversity 🙏 or works as hard 💪 as Ben Simon. He's an absolute machine and incredible person. 💯

I'm excited about our future together and all the opportunities ahead for both of us. 🕐

We are incorporating Shou Sugi Ban in this renovation.

We removed a center beam in the living room and are taking advantage of the unique spacing and framing the house offers. By doing this, we added half a dozen exposed beams, and raised the height of the ceiling another six inches.

In addition to providing that rustic charm and exposing the beautiful grain, by slightly charring the surface of the wood without combusting the whole piece, the wood becomes water-proof through the carbonization and is thus more durable. It also protects against insects, as well as making it fire retardant. 🔥

I've been looking for someone like Rob Shaffer for a very long time. 👀

I'm super proud to announce this partnership 👏 with Shaffer Home Renovations LLC and Residential Imagineering LLC. Huge milestone for both of us.

Rob is incredibly blessed to excel in multiple areas of construction, which makes him invaluable when it comes to designing and constructing a space.

This partnership will not only help us create more incredible architecture together and faster, but will also rapidly scale Shaffer Home Renovations to better serve Northeast PA so more people can get the experience they deserve and expect. 💪

Before and After - Front of the House

The front needed a face-lift. While the changes look subtle there was a ton of work done in these pictures.

We ripped out the overgrown bushes that were placed too close to the house. A project in itself. Thanks Matt!

Shoutout to Janelle Milius 's father, John, for designing and leading us on the new landscape. Sadly, he never got to see the finished product bloom this Spring 😔. RIP 🙏

Shoutout to Matt Daley for helping me plant all these plants on the hottest day of the year last year. It was ridiculous and I spent an hour every day watering the plants so they would survive for a few weeks. Shoutout to Raves for supplying the bodacious plants. 💐 🌸

Again, most flippers cutout the flower beds, throw in $100 in mulch and add a couple rocks 🪨. I don't believe in this. I believe that landscaping transforms a property. Too many buyers do not appreciate this until they have to pay for it and/or spend the time planting.

In addition to the landscape, we added black shutters (not shown on the picture), a new mailbox, new screen door, which needed to be customized to meet size of older home (aka upgrade). We kept the original, solid door and painted it, but we cased out the front door with all new custom trimwork and brickmold. Shoutout to Ryank Kobeski for leading this project and making a great accent piece.

We also added custom numbers, a flagpole, refinished all the steps and white-washed them, secured, grinded, and repainted the rails, changed all the windows, added a custom accent piece in the center of the windows (which needed to be handpainted and polyurethaned) , parged and repainted the entire foundation, chipped and repainted the lattice, repainted the deck, replaced the lights and had to also rewire them, replaced the doorbell, fixed the gutters, fixed the drainage issue on right side of the house, powerwashed all the siding and sidewalks.

Before & After - Kitchen

This kitchen required a complete makeover. The only thing we kept was the floor tile because it was in great shape and fit the style of the house. We blended the rest of the design to work around this.

While most flippers would just paint over the existing cabinets and add new hardware, I did not feel that was appropriate for this style of house and price range.

Shoutout to Celeste Donnelly of Morris Kitchens for helping us design this space. We had to reconfigure the layout of the fridge, stove, and add a dishwasher. We added all new soft-close shakers, but we also upgraded and added another wall of 42" (another upgrade) of cabinets on the other side. Morris Kitchens also had to custom cut the cabinet doors and replace with a designer mesh to hide the existing radiators underneath the countertops.

Shoutout to Ryan Kobeski for hanging all the cabinets in the kitchen, installing the hardware and also cutting, mitering and customizing all the doors. Each door needed to be cut both vertical, horizontal, and all the hinges, door k***s, etc had to be customized to meet the old spacing of doors. Tons of extra work and time.

Shoutout to Rob Shaffer for all the custom trim work, crown, backsplash, beadboard, baseboards, etc.

Worth noting because we wanted to add a potfiller with a microwave built under the cabinets, this left us with limited space. To ensure everything looked proper, we had to add a stove with front controls (another upgrade). Often I see contractors make these potfillers look silly because they don't plan properly or they get cheap and use low-end appliances. You typically see them with vent hoods above for a reason.

Before & After - Entry Steps

These are the original bricks. When we took over the property, the railings were lose, gaps and holes were in the bricks, thet were stained, etc. Brick steps like this new would cost thousands of dollars. I wanted to save them and manage the budget. Muntz Masonry did a great job repointing these.

I decided to white wash them due to the discoloration and condition of the bricks. We added black outdoor treads on the steps to provide traction but also to tie in the black (not shown in pictures).

This was the most economical way to preserve the history, secure the rails, and give it a modern twist.

Before & After - Living Room Floors

These floors were in rough shape. In addition to the oxidation line "coal miners floor" which makes it really tough to blend, there were huge gaps, holes, and water damage over the past 100 years.

Rob Shaffer had to build custom trim pieces and router every steam line and every radiator had to come out (thanks Mark Krasavage) and be painted (thanks Kurt) and serviced, cornerround needed to be added to all the baseboards to blend, and the floors needed to be darkened. The floor near the front door was so damaged that we had to cut out the original hardwoods remove the rotted boards and add the tile to blend with the kitchen and blue accents throughout the home.

Because we removed so much carpet and padding and there was 4 layers of flooring in the kitchen, we had to order custom, matching granite transition pieces.

While I love LVT and laminate floors, I felt it would "cheapen" the feel of this particular home. The entire house is hardwood and tile. No laminate or LVT anywhere.

When restoring original hardwoods you can certainly save money on material, but it creates many secondary challenges in other places (i.e. finish work, electrical, plumbing, etc).
