Bought my 1st home in 2010 for $450,000...a triplex in South Central LA about a mile from USC.
My wife and I were both in full time ministry making basically nothing.
We had zero saved for a down payment.
Both sets of parents kicked in enough to get us to 3.5% down for an FHA loan.
We lived in one unit. Rented out the other 2 to college students and people we worked with in ministry.
The rent from those units paid our entire mortgage.
So we went from paying rent every month to essentially living for free while building equity.
Created this whole community hub. Monday night dinners. Monthly movies on the lawn with a projector.
It was everything we wanted.
2014 we moved to Hawaii. Kept the LA property as a full rental.
2017 we sold it.
$1,175,000.
We 2.5x'd our money in 7 years by just making mortgage payments.
I had no idea that was possible.
That money became a 50% down payment on our Hawaii home that we never could've afforded otherwise.
Before I bought that triplex I had zero imagination for what homeownership could do.
I just knew I was tired of rent checks disappearing into someone else's pocket.
Now I tell people: you don't know how long it'll take until you get pre-approved.
Pre-approval takes 2 days. Then you know exactly where you stand.
Most people think homeownership is 2 years away when it's actually 30 days away once you're approved.
