Bought my 1st home in 2010 for $450,000...a triplex in South Central LA about a mile from USC.

My wife and I were both in full time ministry making basically nothing.

We had zero saved for a down payment.

Both sets of parents kicked in enough to get us to 3.5% down for an FHA loan.

We lived in one unit. Rented out the other 2 to college students and people we worked with in ministry.

The rent from those units paid our entire mortgage.

So we went from paying rent every month to essentially living for free while building equity.

Created this whole community hub. Monday night dinners. Monthly movies on the lawn with a projector.

It was everything we wanted.

2014 we moved to Hawaii. Kept the LA property as a full rental.

2017 we sold it.

$1,175,000.

We 2.5x'd our money in 7 years by just making mortgage payments.

I had no idea that was possible.

That money became a 50% down payment on our Hawaii home that we never could've afforded otherwise.

Before I bought that triplex I had zero imagination for what homeownership could do.

I just knew I was tired of rent checks disappearing into someone else's pocket.

Now I tell people: you don't know how long it'll take until you get pre-approved.

Pre-approval takes 2 days. Then you know exactly where you stand.

Most people think homeownership is 2 years away when it's actually 30 days away once you're approved.

I got a PANICKED phone call 7 years ago during my 1st year as a loan officer... "Steve, we're in real trouble."

I recognized the voice immediately even though I hadn't heard from them in 2 months.

They'd ghosted me after getting pre-approved. Went with the builder's lender instead because of some "free upgrades" offer.

Now they were 21 days from closing and the lender just denied them.

After telling them for months they were approved. After they signed all the contracts.

Denied.

"Can you still help us?"

I said "Let's go."

Pulled their file. Found the issue. We needed additional income to make the numbers work.

The solution? Add their 18 year old daughter to the loan.

I told them: "This is gonna help her. When she's ready to buy someday, she'll have years of mortgage payments on her credit."

We got them into that home.

Fast forward to last year.

They've bought 2 more homes since then. That daughter? She and her husband bought their 1st home.

Her credit was perfect just like I said it would be.

Now I just approved her younger sister and her husband.

Two generations. Five homes.

All because of one phone call 7 years ago when everything seemed lost.

I have all their pictures on my wall. Parents from 2018. Older daughter from last year. Younger sister closing soon.

Every phone call could be the next family. The next generation.

โœ… Home prices never fell like some people thought they would, because there continues to be a shortage in home inventory. When rates drop, lots of potential buyers will come back into the market, making it more competitive and driving home prices higher.

โœ… Buying now when rates are higher will likely give you more homes to choose from and help get your offer accepted. Once you own the home, you may be able to refinance when rates do fall later this year.

Although rates only saw modest improvement last week, we sidestepped trouble when the inflation data came in a bit more favorably than was expected. This week starts with a holiday, and has little economic data to help guide mortgage rate movement. After last week's improvements though, we could see rates creep a bit higher this week. Longer term outlook is for rates to remain near these levels.
