🏡 REALTORS: Before you lose the buyer, give me a call.

I’m currently working on a loan for a client who is:

✔️ Non-permanent resident
✔️ First-time homebuyer
✔️ Self-employed — qualifying with only a Profit & Loss Statement
✔️ 700 credit score
✔️ 15% down
✔️ No PMI

This isn’t your typical mortgage scenario — and these certainly aren’t the only loans I want to do! 😅 But creative financing solutions are my niche. I love looking beyond the obvious and finding options when a borrower doesn’t fit neatly into the traditional lending box.

Don’t let the word “Heroes” make you think this program is limited to just a few professions.

For example, healthcare eligibility can include anyone employed full-time by a qualifying Florida-based healthcare provider — not just doctors and nurses.

That could mean employees of hospitals, physician offices, assisted-living facilities, mental health facilities and other healthcare facilities.

💰 Down payment and closing cost assistance may be available.

And don’t just think about yourself. Think about your child, brother, sister, niece, nephew, friend or coworker who may be dreaming of buying a home. 🏠

Talk about a throwback! ❤️

My mom is moving and going through some old things, and she came across this bio of mine from 2006.

Reading it 20 years later made me smile because, in so many ways, not much has changed.

I started my banking career at Barnett Bank, which later became Bank of America, and after 21 years, I retired from Bank of America and continued my career in mortgage banking.

One line from this old bio really stood out to me:

“I work hard at finding the most suitable loan for my customers and, at the same time, try to keep the process as simple as possible.”

Twenty years later, that still describes exactly how I approach this business.

The banks have changed. The programs have changed. The technology has definitely changed — just look at that computer! 😂

And here’s something funny: even my phone number has barely changed. Back then it was 904-859-2258. Today it’s 904-860-2258 — just one number different!

After more than 35 years in mortgage banking, I still love what I do, I still enjoy finding creative solutions, and I still believe experience matters.

20 years later, some things haven’t changed — especially my commitment to my customers. 🏡❤️

🏡 Higher mortgage rates are putting some buyers on the sidelines—but that doesn’t mean opportunity has disappeared.

According to a recent Realtor.com article, mortgage applications dipped as affordability concerns resurfaced, with purchase applications down 2% for the week.

But here’s what I always remind buyers: the headline rate is only one piece of the financing puzzle.

Depending on your situation, there may be different loan programs, financing structures, or strategies worth exploring. Sometimes it just takes an experienced mortgage professional willing to look at the whole picture.

🏡 There’s more to mortgage rates than the Fed.

One of the biggest misconceptions I hear is that mortgage rates simply follow the Federal Reserve.

They don’t.

An important piece of the puzzle is the mortgage spread — the difference between mortgage rates and the 10-year Treasury yield.

According to HousingWire, improving mortgage spreads have helped keep mortgage rates below 7%, even in an environment where Treasury yields might historically have pushed mortgage rates higher.

And here’s what I think is especially important:

📊 Housing demand is still holding up.
🏠 Pending sales remain slightly positive year-over-year.
📉 Improving mortgage spreads are helping keep borrowing costs from being even higher.

The headline rate never tells the whole story.

If you’re thinking about buying, selling or investing, don’t try to time the market based on one headline. Let’s look at the numbers and determine what makes sense for your situation.
