When it comes to business and commercial real estate loans, first impressions with lenders matter. 💼

Before you fill out your business loan application, make sure you are clear on the answers to these 5 key questions:

1. What size business loan do I need?
💡"As large as possible" is not what lenders want to hear. How much do you really need, and how much can your business realistically handle?

2. How will I use this loan in my business?
✍️Be specific! The more detail you can provide on how you will use loan proceeds, the more comfortable lenders will be moving forward with your loan application.

3. What are my ideal loan terms?
🏦You don't need to have a specific answer for this one, but you DO need to be able to communicate what is most important to you when it comes to the terms of your business loan. Do you need the loan to be in place for a certain period of time? Is there an interest rate range you need to stay within, or a cash out proceeds amount you need to achieve, to satisfy your investors? Do you need a flexible prepayment structure? Are you OK giving a personal guarantee on the loan?

4. How quickly do I need these funds?
⏰If you are working under a specific contract deadline, or any other time constraint, you need to communicate this to your lender upfront to ensure it is realistic for them to close your loan in time. This will help you avoid wasting precious time and/or paying hefty extension fees.

5. How much equity am I prepared to bring to the table, if needed?
💰In some way, shape, or form, lenders prefer to see a borrower has "skin in the game." Having a clear understanding of your available liquidity, investor fundraising targets, as well as any equity you may already have invested into the project or business (capex, land equity, etc.) is crucial for lenders to put together accurate, realistic loan terms.
