***Attention realtors and industry professionals***

The real estate and mortgage industry are in constant change and having the ability to adapt and implement new strategies are critical to having a successful career in this business. In the past 3 years I've helped clients purchase and sell both commercial and residential properties in addition to assisting those who were in need of a new home mortgage as the rates hit an all-time historic low during the start of the pandemic.

As the stock market mirrored the real estate market throughout the pandemic resulting in amazing returns for its investors, unfortunately due to inflation (among other factors) the stock market has recently pulled-back while the real estate industry continues to show monthly gains with no signs of slowing down this year. However, the interest rates will continue to rise, which was confirmed by the feds meeting this 15th-16th.

Why is all of this important? Well.. again.... we must change and adapt to continue to help those in need of our services.

What strategies have to put into place so far to stay competitive? I'd love to share notes with you.

Here's a few things I can help you with on the loan officer side:

--Do you have a client who doesn't have much money down, but has great cash flow?

Solution: 100% financing on single family or duplex home. FICO scores as low as 580. 30 day escrow.

Do you have a client who has cash for a down-payment, wants to buy an investment property but has a high debt-to-income ratio?

Solution: 10-15% down, no income verification loan. 30 day escrow.

Do you have a self employed client who has bank statements showing good cash flow with low income showing on their taxes due to their write-offs?

Solution: All I need is 12 to 24 months of their bank statements to assist! That's all! The rate is much better than a hard money loan and usually 1 to 1.25% higher than conventional rate.
