Let’s do the math:

$3,200 per month × 60 months = $192,000 paid in rent over five years.

A mortgage payment works differently. A portion may reduce your principal and help build equity, while the remainder may cover interest and other homeownership expenses.

Equity may be created through:

• Your initial down payment
• Principal paid toward the mortgage
• Potential appreciation in the property’s value

Depending on your tax situation, homeownership may also offer deductions for qualifying mortgage interest and real-estate taxes.

Later, if you have sufficient equity, you may qualify for a cash-out refinance or another home-equity product. Those funds could potentially support another property purchase or a different financial goal.

Appreciation and equity are not guaranteed. Approval depends on factors including your income, credit, debts, appraisal, available equity and lender guidelines. Refinancing creates a new debt obligation and may include closing costs.
