What are discount points? Discount points are fees that a homebuyer can pay at closing to decrease the interest rate on a loan. Usually 1 point is 1% of the mortgage amount. Buying points could save you money in the long run! Contact me to talk about all your loan options.

What is Earnest Money? When you put an offer on a house, you will usually give earnest money when your offer is accepted. This shows the seller that you are serious in buying the house. The earnest money will go towards your downpayment at closing time.

What is escrow? It is a separate bank account where funds for your annual homeowner’s insurance premium and property tax payments are held until their due dates. Each month, you pay extra towards your mortgage payment so the lender builds your escrow account. Then the lender takes care of making your payments for you when they are due!

Can’t put 20% down. No problem! If you are unable to put down 20% the lender will charge PMI. What is PMI? PMI is private mortgage insurance. This protects the lender if you are unable to repay your loan. If you have a conventional loan you can have PMI removed when you have paid off 20% of the original value of your home.

Saving 20% for your down payment can be tricky, especially with rising costs. Don’t let that stop you from achieving your goals of home ownership!
