The silver lining for Monroe County buyers right now? Negotiating power. šŸ”

Mortgage rates may not be handing out gifts, but motivated sellers might.

We’re sitting at roughly five months of housing inventory, homes are taking longer to sell, and buyers are paying around 94% of the original asking price.

That creates opportunities to negotiate $8,000 to $10,000 in seller concessions that could be used toward closing costs or to buy down your interest rate temporarily or for the life of the loan.

Instead of sitting on the sidelines waiting for rates to magically drop, let’s look at what you may be able to negotiate today.

Every home, loan program, and seller is different. Let’s run the numbers and build a strategy that works for you.

ā€œI don’t give up on you.ā€ ā¤ļø

That might be the most important thing I said in this episode.

Not everyone who fills out a mortgage application is ready to buy a house today. Sometimes it’s credit. Sometimes it’s savings. Sometimes life just needs a little more time.

That’s okay.

I’ve worked with people for months and even years to help them get to the point where they’re ready to buy.

We make a plan. We stay in touch. We keep working.

Because an application isn’t just about getting a yes or no. It’s about figuring out how to get you where you want to go. šŸ”

A huge thank you to the Martinsville Fire Department for inviting us in to talk all things mortgage and real estate! We had a great time sharing information, answering questions, enjoying some laughs, and of course, some delicious Mother Bear’s Pizza.

A special thank you to Catherine James, Realtor, for sharing her expertise and helping make the discussion both informative and engaging. Having knowledgeable local professionals come together is one of the best ways to serve our community.

And most importantly, thank you to the incredible men and women of the Martinsville Fire Department. We are grateful for your dedication, courage, and commitment to protecting our community every single day. It was truly an honor to spend time with you, and we appreciate all that you do. Getting approved is only part of my job.

These first-time buyers already had pretty good credit, but I saw an opportunity to make a small adjustment before closing.

The result?

Their interest rate improved by ā…›%, and their monthly mortgage insurance dropped too—saving them almost $90 a month.

Could we have simply moved forward with the loan as it was? Yep.

But that’s not how I like to do mortgages. I consider this part of advocating for my clients. šŸ”

Every borrower and loan scenario is different. Credit changes and loan terms are not guaranteed.

Apparently I’m making Korean-inspired comfort food in Indiana now. šŸ˜‚

šŸš Jasmine rice
šŸŒ¶ļø Kimchi
🄚 Jammy farm-fresh eggs
šŸ„’ Fresh sliced cucumber
🄢 A little soy sauce + toasted sesame oil

Spicy, salty, creamy, crunchy and ridiculously easy. This one is going into the regular rotation.

Also… can we appreciate that those eggs came straight from my backyard ladies? šŸ”šŸ˜‚

Buying your first home isn’t just a financial decision. It’s an emotional one.

I still remember buying my first condo in Anchorage, Alaska, in 2004. As I signed the final paperwork, I cried. It wasn’t because of the complex loan documents. It was because that home represented security, hope, and a new beginning for my son and me.

That’s why choosing the right Realtor and lender matters. A great team doesn’t just help you buy a house. They guide you through one of life’s biggest milestones with knowledge, patience, and genuine care.

In my latest episode of Indiana Mortgage Moments, Realtor Janet Giles and I talk about the real estate and lending business, share insights from our experiences, and offer tips and advice for new and upcoming Realtors and loan officers looking to grow and succeed in the industry.

I’d love for you to watch the full conversation and let me know what resonates with you.
