Aloha all... as some of you may know, I have not only relocated to Florida, I have shifted the area I am working my new real estate ventures. I purchased, rehabbed and sold a duplex in Daytona Beach and have taken a likin to the area... Sooooo, with that said, I will now be working Florida's Atlantic Coast, Daytona Beach and surrounding areas, heart of the Daytona 500 NASCA, the worlds most famous beach and an endless supply of good deals....

If any of you are Buyers, know Buyers or just want to follow along, I will post here until I create a new group.

Hard to believe a month has come and gone... How about a little update on our latest acquisition???
I had forgotten how much I loved rolling up my sleeves and getting my hands dirty.. :-)
We have 2 more phases before completion and expect to be completed by the end of October, early November...
Below I will attach 4 videos in the comments below.
1st, prior to the close of escrow
2nd 2 days after the work begins(love demo... :-)
3rd, after the first phase(day 6 I believe)
4th, last week after about another 2 weeks

Yesterday we closed on our most recent acquisition.... Before our Texas project I had been looking in Florida as it is one of the markets I like, a place we planned on living and deals were still to be found.

All this still proves to be true.

The team I have in Florida found me a GREAT deal on a little duplex that needs some renovation. Between the sales price and reno costs, and the ARV still rising.... We got us a nice little deal.

As the market is still strong in this area and the price was so good, I did not want to take a chance of loosing this one. If I had done a traditional purchase and had to get financing, my odds weren't as good.

This one will be a personal buy & hold.

So I went to one of my investor partners, we normally do deals together with equity splits.

As this one I wanted for my personal profile, I made a deal with my investor partner to borrow in full the cash to purchase and renovate and pay a nice return in 12 months when I refinanced it.

This deal is a win/win....
